At Ja-Mar Roofing we have a unique Defer to Close payment option available to all our realtor partners who are involved in a real estate transaction where the roof may be an issue. This process allows us to replace the roof with no money out of pocket and be paid directly from Title on the closing date of the property.
Pre-Listing: Upon approval, our pre-listing option allows Ja-Mar to replace the roof and the owner of a home not to be out of pocket any funds until the closing of the sale.* It will allow the owner to market the property with a new roof and all the Ja-Mar warranties available for transfer to the future buyer upon closing. (*certain conditions apply)
Option Period: If a roofing issue is discovered during the option period, Ja-Mar is happy to work with the buyer or the seller to ensure that the real estate transaction is successful for both parties. Again, the Defer to Close payment option allows Ja-Mar to replace the roof with no money down and be paid directly from Title on the closing date so neither party has to shoulder any immediate out of pocket expense. At closing, all warranties will be registered directly in the name of the new owner.
*We have terms and conditions for this offer as stated below:
- Pre-Listing Option: Owner will be afforded up to 90 days from the roof completion date to market the home and secure a closing date. If home fails to close in the 90 days allowed, the owner will be responsible for payment in full at the end of this period. Pre-approval for financing is required for the Pre-Listing Payment Option.
- Option Period: Ja-Mar to be listed in the addendum as designated contractor to perform the roofing work. Roof replacement to be scheduled after real estate contract has gone hard and within 30 days of the closing date.
- Signed Contract by the Owner(s) of the home (Seller). If it is a married couple, both husband and wife will need to sign.
- Name and address of the Title Company.
- Name and contact info of the closing attorney/agent handling the closing.
- Name and contact info for realtors involved in the sale.
- Scheduled date of the closing.
